If you're truly interested in buying a home of your own, we'll give you several options. Since we own the homes we sell, we can be very flexible and creative. Depending on your circumstances, we may be willing to finance all or part of your purchase. If you have at least fair credit but little or no money, or if you have some money but have lost your credit, we can probably help you buy a home now. If we have a home that you like and have something we can work with you could be in a home in 30 days or less. Unfortunately, if you have very bad credit and no down payment, we probably can't help you. Please let us look at all the facts before you decide that you don't qualify. Remember, we own the homes. We can do whatever we all agree to make it work. You can't imagine how many people are now in a home of their own because they let us work our magic.
WHAT IS THE RENT TO OWN PROGRAM?
Also called Lease Purchase or Lease Option, this program enables you to occupy a home while building equity towards the purchase price. You enjoy today's pricing and value of ownership even though you won't finally purchase the home until later. You also know that the improvements you make in the home will increase the value but not the price. We work with mortgage brokers that specialize in hard to place mortgages (or choose your own). They'll work with you and let you know specifically what you need to do to qualify for a mortgage now or in the near future. To qualify, you need either good credit or a down payment.
IF YOU DON'T HAVE A DOWN PAYMENT, CAN YOU REALLY BUY A HOME?
We've helped others buy a home of their dreams with little or no money down. Conventional wisdom says it can't be done, but conventional wisdom is sometimes wrong. If your credit is reasonably good, and you have a sufficient income, we can customize a plan that's right for you.
CAN YOU BUY A HOME IF YOU HAVE DAMAGED CREDIT?
You'll be happy to know that you can actually buy a home with damaged credit. In fact, it's quite common. To do so requires a flexible seller who is willing to help finance part of the purchase price. We work with mortgage brokers who specialize in financing homes for people with credit problems. To reduce their risk, they may simply reduce the amount they loan. This means the buyer must have a big down payment or the seller must be willing to finance the difference on a second mortgage. Getting a loan is generally not the problem. Finding a flexible seller who doesn't need all their cash immediately may be more difficult.
